Building Partnerships: My Journey in New Home Sales

My journey toward writing “Building Partnerships” began in a new home sales trailer in Delhi, Ohio, in a developing community called Rapid Run Estates. At that time, new homes were in high demand. Sales were rapidly increasing, with each day bringing better results than the last. When I wasn't actively selling, I seized the opportunity to read and listen to books and self-improvement programs. Looking back, I realize I was unknowingly laying the groundwork for a future career in managing, marketing, researching, teaching, and writing about new home sales.


Lessons Learned and Sharing Knowledge


Throughout this period, I discovered three fundamental lessons that shaped my approach to both personal and professional growth.


Reading is a Pathway to Leadership


First, I realized that reading is a pathway to leadership: when you read, you lead. Books opened my mind to new ideas and strategies. They helped me understand the market better and inspired me to take action.


Learning is Essential for Advancement


Second, learning proved essential for advancement and success—when you learn, you earn. Continuous education is vital in this industry. The more I learned, the more opportunities I found.


The Importance of Sharing Knowledge


Third, I understood the significance of sharing what I had learned with others. My commitment to sharing knowledge inspired me to create new home sales training programs. I channeled my expertise into writing blog articles and contributing to magazines focused on new home building.


Additionally, I had the opportunity to speak at several National Association of Home Builders Conventions and appear as a guest on national talk radio shows. These experiences broadened the reach of my insights and experience.


Expanding My Experience: Becoming a Realtor


To further broaden my experience in the field, I obtained a Texas Real Estate License in 2009. My focus shifted from new home sales to existing home sales, and I believed a new chapter in my career was beginning.


Full-Time Realtor Experience


Over the next five years, I worked full-time as a Realtor. I was exposed to every aspect of the profession, including lead generation, sales, marketing, administration, contract management, and client relations. Through this work, I quickly realized that being a Realtor was far more complex and demanding than simply selling homes for a builder.


Transition to Writing and Future Plans


Fifty years after my journey began, I made the decision to stop my sales training programs and devote myself fully to writing. I developed a plan to write a series of books aimed at teaching Realtors how to successfully collaborate with the new home builder community.


Topics to Cover


These books are designed to cover a range of topics, including:


  • Building partnerships with local and national volume homebuilders

  • Introducing new homes to clients

  • Understanding the construction process

  • Appreciating the value of green building

  • Negotiating effectively with home builders

  • Learning how to read new home construction blueprints


Looking Forward


Though this is an ambitious project, it is one that I feel truly compelled to undertake. I believe that by sharing my knowledge and experiences, I can empower others in the industry to excel.
